Challenge

The client was preparing to exit several retirement villages through sale, deregistration and housing or aged-care redevelopment scenarios, each with significant human and regulatory complexity.

Residents facing relocation included people determined to remain in their existing homes for the rest of their lives.

The work also required coordination of planning, councils, local groups, neighbours, buyers, housing agencies and internal workstreams.

Approach

Plan across the whole exit pathway. Coordinated development applications, civil planning, infrastructure, sales options, lease-back discussions and housing-agency engagement.

Integrate internal work. Aligned interdependent workstreams and business units around the closure and exit scenarios.

Treat change as personal. Used integrated change principles that recognised residents’ emotional connection to their homes and communities.

Give residents a real voice. Designed transparent, empathetic communication and engaged residents in decisions about relocation preferences.

Outcomes

Closure plans gave residents autonomy and control over relocation preferences. In most cases, residents had selected alternate accommodation before the special-resolution meetings.

The special-resolution votes were largely supportive, and resident readiness enabled more favourable, faster buyer negotiations.
